Single Family Development

Creating Affordable Homes and Expanding Pathways to Ownership

HPI develops and rehabilitates single‑family homes in neighborhoods that have faced years of vacancy, abandonment, and underinvestment. Our work focuses on restoring blocks, strengthening community stability, and creating affordable homeownership opportunities for families across West Louisville and beyond. Through our Beyond 9th initiative, we transform vacant properties into homes that families can own, promoting generational wealth, long‑term stability, and pride of place.

What We Build

Our team develops a range of single‑family homes, including:

  • Newly constructed affordable homes in areas where safe, quality housing is limited
  • Rehabilitated homes brought back from vacancy or abandonment
  • Modular homes that allow us to build high‑quality, energy‑efficient housing quickly and cost‑effectively at scale

Every home we develop is designed for long‑term affordability and built to support the stability and success of the families who live there.

Why this work Matters

Single‑family development is a cornerstone of HPI’s mission because it allows us to bring vacant and abandoned homes back into productive use, expand access to affordable homeownership, and support the stability and financial growth of the families we serve. By restoring individual houses and strengthening entire blocks, this work creates real opportunities for generational wealth and long‑term neighborhood health. It’s community revitalization in its truest form, rooted in dignity, opportunity, and housing that families can genuinely build on.

Our Lease‑Purchase Model

For families who aren’t yet mortgage‑ready, HPI offers a nonprofit lease‑purchase program that provides a stable, predictable place to live while building the financial foundation for homeownership. Over a five‑year lease period, households receive homebuyer education, credit coaching, and budgeting support, along with rent credits that help lower the cost of purchasing the home. During this time, HPI makes the mortgage payments and maintains the property, giving future homeowners the support they need while reducing risk for lending partners. By the time the buyer assumes the mortgage, they have a proven payment history, stronger credit, and a more affordable loan — creating a clear, supported path to long‑term homeownership.

Innovating for the Future

Our team continues to explore new approaches, including modular construction, targeted infill, and scalable financing tools, to meet the growing demand for affordable homeownership. Innovation allows us to respond to community needs quickly and effectively, without compromising on quality or affordability.

Let’s Build Pathways to Homeownership Together

Whether it’s new construction, rehabilitation, or a lease‑purchase pathway, HPI’s single‑family development work is designed to help families access the stability and opportunity that only homeownership can provide.
