HPI has partnered with homebuilders and nonprofit developers since 1989 to create affordable single-family or multi-family housing across Kentucky and Indiana.
At HPI we can:
- Provide financial consulting
- Offer expert advice in planning and project design
- Work as the developer or co-developer to complete a project
Since 1990, our work has resulted in the construction of and rehabilitation of more than 3,500 rental units.
Some of the projects we’ve worked on include:
Franklin School
Located at 1800 Arlington Ave. and originally built in 1892. In 2002, River City Housing, a nonprofit corporation, asked for assistance in completing their vision of an adaptive reuse of this historic structure into affordable housing for seniors. It was completed in 2004 at a cost of $1.9 million, and currently provides affordable housing options for 12 seniors in Louisville’s Clifton neighborhood.
Zion Senior Housing
The Zion Baptist Church in Louisville’s Russell neighborhood had a vision to create an affordable housing option for seniors. In 2003 they came to HPI and asked for our assistance in making their dream a reality. We worked with them to secure the financing for their project. The project was completed in 2006 at a cost of $4.1 million, and currently provides 34 seniors with an affordable housing option in the Russell neighborhood.
Apple Patch
Apple Patch, Inc. is a nonprofit whose mission is to provide permanent supportive housing to adults with developmental disabilities. They asked for our help to develop group homes for their clients on land donated to them. We began work on Phase 1 in 2005. Phase 2 was completed in 2009 at a cost of $2.5 million. Apple Patch currently provides 30 adults with developmental disabilities an affordable housing option in Oldham County.
